N3 CORRIDOR : HAMMARSDALE - CATO RIDGE - CAMPERDOWN - UMLAAS RD

We are convinced that there is no better place to be in Southern Africa for logistics!

Many of the large Nationals have identified this and have committed to the area. Keystone Park is already 70% spoken and the latest proposed Distribution Centre will be the largest at approximately 130 000m2 under roof.

With shipping containers now being handled in Cato Ridge and large container yards, including container stuffing facilities, being established in the area the capacity of the 'trial Intermodal Hub' is already needing to be increased. There are plans to break ground on the extension within the next few months.

SANRAL and the EThekwini Municipality are further supporting the area with the current upgrade of the Hammarsdale interchange and the planned upgrade of the N3. Future plans include the proposed Key Ridge Upgrades and Realignment, widening to provide for up to 5 lanes in each direction and a possible new interchange in Cato Ridge.  The Key Ridge project is currently in the public participation process and proposed improvements include two large viaducts.   

There is extensive development planned for the area and municipal support in terms of infrastructure. Some of the developments are included in the city's catalytic projects.

The neighboring Mkambathini Municipality has also recently released their Spatial Development Framework that confirms further plans for development in that part of the N3 corridor. This will add to the large, light industrial areas already being developed in Umlaas Rd and Lynnfield Park

Recent sales and the commencement of further new developments confirm that the interest is gaining momentum and land prices are already increasing.

The area offers the following advantages

  • Easy Access onto the N3. 
  • Close to the proposed Cato Ridge Intermodal Hub ( Dry Port)
  • Easy access to the Durban port via road or rail and less than 50km by road to the centre of Durban plus good access via the N2 to both North and South.
  • On the main road to service the heart of South Africa and much of Southern Africa.
  • Many of the sites have great visibility from the N3.
  • Top quality roads and infrastructure being /to be provided.
  • Access to a large resource of both skilled and unskilled labour.
  • Part of SIP 2 (Strategic Integrated Project 2).
  • Electricity supply direct from Eskom (lower price than eThekwini)
  • Good access to residential opportunities including both low cost options and the more upmarket suburbs of Kloof, Everton, Hillcrest and Drummond.

With these advantages, the area also suits light industrial uses and there are even some opportunities for heavy industry.

There are also great opportunities for commercial and residential developments with a golf course and some attractive dams.

Although many large companies have already taken a position in the area, there are still great opportunities to purchase land or turnkey buildings. There are also options of leasing property built to your specification and a few existing buildings for sale or to lease.
