With shipping containers starting to move through Cato Ridge on a large scale basis and huge distribution centres being constructed in Cato Ridge, Keystone Park & Hammarsdale, it has confirmed our long held view that this part of the N3 corridor is the place to be for logistics type operations.

SANRAL and the EThekwini Municipality are further supporting this view with the current upgrade of the Hammarsdale interchange and the planned upgrade of the N3 in the area. Future plans include the proposed Key Ridge Upgrades and Realignment, widening to provide for up to 5 lanes in each direction and a possible new interchange in Cato Ridge. The Key Ridge project is currently in the public participation process and proposed improvements include two large viaducts as indicated below.

The recent public release of the Draft Local Area Plan (LAP) for Cato Ridge indicates the extensive development planned for the area and municipal support in terms of infrastructure. Some of the developments are included in the city's catalytic projects.

Recent sales and the commencement of further new developments confirm that the interest is gaining momentum and land prices are already increasing.

The area offers the following advantages

  • Easy Access onto the N3.
  • Close to the proposed Cato Ridge Intermodal Hub ( Dry Port)
  • Easy access to the Durban port via road or rail and less than 50km by road to the centre of Durban plus good access via the N2 to both North and South.
  • On the main road to service the heart of South Africa and much of Southern Africa.
  • Many of the sites have great visibility from the N3.
  • Top quality roads and infrastructure being /to be provided.
  • Access to a large resource of both skilled and unskilled labour.
  • Part of SIP 2 (Strategic Integrated Project 2).
  • Electricity supply direct from Eskom (lower price than eThekwini)
  • Good access to residential opportunities including low cost options and the leafy suburbs of Kloof, Hillcrest and Drummond.

Many large companies such as Ackermans, Mr Price and Value Logistics have already taken a position in the area, but there are still great opportunities to purchase land or turnkey buildings. There are also options of leasing property built to your specification and a few existing buildings for sale.

Sites are available to suit large Distribution Centres, logistics operations and even some heavy industry.

A private hospital is currently under construction near the old village in Cato Ridge and a new shopping centre is proposed.

There are also great opportunities for residential developments with a golf course and some attractive dams.

Share-List Property has been punting Cato Ridge as the Midrand of KZN for many years and has even established an office in the area. The area currently has far more to offer than Midrand so we now believe that demand and developments will soon outperform the Midrand.
